Selling

Protect Your Sale.

Selling well starts before your home hits the market.

We'll build the strategy around your goals, timing, property, competition, and current market.

01

Start with the strategy.

Every successful sale starts before the sign goes in the yard. We'll talk through your goals, your timing, and what matters most to you. I'll give you honest insight on pricing, current buyer behavior, and how your home compares to what it's competing with. From there we build a plan around your situation, so nothing about the listing feels rushed or guessed at.

02

Spend money where buyers care.

Presentation matters, but not every improvement pays you back. I'll walk your home with you and point out the handful of things that actually move a buyer: light, paint, flooring, decluttering, and the small repairs that raise questions during inspection. We skip the rest. The goal is a home that feels cared for the moment someone walks in, without you overspending to get there.

03

Make the first impression count.

Most buyers meet your home on a phone screen first. That means professional photography, careful listing copy, accurate details, MLS exposure, and outreach to agents working with active buyers. Every piece is intentional, because the first few days on market set the tone for everything that follows. A strong opening brings you more showings, and more showings give you options.

04

Expand the reach.

Social media reaches people who are not sitting on a listing site every night. Through video walkthroughs, short-form clips, and steady local posting, your home gets in front of buyers and agents who might never have found it otherwise. It also reaches the neighbors, and neighbors talk. More eyes early means more real interest when it counts.

05

Create access and momentum.

Buyers need to be able to see the home, and easy access creates energy around it. I host open houses that feel welcoming rather than pushy, give people room to actually experience the place, and gather honest feedback while they're there. That feedback tells us what's landing, what isn't, and whether anything needs adjusting while we still have attention.

06

The highest offer isn't always the best offer.

When offers come in, we look past the top number. Financing strength, contingencies, timelines, and how likely that buyer is to actually close all matter. I'll walk you through the tradeoffs so the choice is yours and it's an informed one. From negotiation through inspection and closing, I handle the details and keep you ahead of what's coming next.

And some old school hustle.

Some homes deserve marketing that goes beyond the checklist. Laminated flyers in the local coffee shops and shops nearby. Neighborhood mailers. Knocking on doors before the open house, because the neighbors know the friends and family who might want to live on this street. I spent my younger years promoting parties in New Jersey. Turns out those skills transfer.

Start with a Seller Roadmap Session.

Before you spend a dollar getting ready, let's make a plan. I come to your home, we talk through your timing and goals, and I explain which improvements I recommend and which to skip. You leave with a clear next step, whether you sell soon, next year, or not at all.

Free. No pitch. No commitment.

Never sold a home before?

Good. You already know how to own a home. Selling one is a completely different process. Before we start making expensive decisions, I'll help you understand what preparation matters, how pricing works, what happens when offers come in, what buyers can negotiate, and what happens from listing day through closing. That's why I created my First-Time Seller Workshop. Preparation makes pressure manageable.

Frequently asked questions

Ideally, a few months before you want to list. Starting early gives you more choices about timing, repairs, presentation and price. If your timeline is shorter, we’ll focus on what matters most.

No. An online estimate is one data point. Your list price should reflect current comparable sales, your home’s condition and location, and how the market is responding right now.

Not always. Financing strength, contingencies, timelines and how likely that buyer is to actually close all matter. I’ll walk you through the tradeoffs so the choice is yours and it’s an informed one.

It depends on your equity, financing, timing and comfort with uncertainty. Buying first may mean carrying two homes for a while. Selling first may mean arranging temporary housing. We’ll talk through the options with your lender before you commit to either move.
