Especially as a first-time buyer, the biggest thing is understanding how everything works before jumping in. We'll walk through the full process, what to expect at each step, and how to approach decisions so you feel confident, not rushed. My goal is that nothing catches you off guard.

Work with a strong local lender and get pre-approved early
Having a good local lender makes a huge difference. They understand the market, communicate well, and help structure your financing in a way that actually sets you up to win. Getting pre-approved early gives you a clear budget and puts you in a strong position when it's time to write an offer.

Focus on your monthly payment and avoid being “house poor”
It's easy to get approved for more than you should spend. We'll look at the full monthly picture, not just price, so you're comfortable long-term. At the end of the day, no one wants to own a home but feel stretched every month.

For most people, the first home isn't the perfect home, and that's completely okay. Moving here from out of state is a different job, and I treat it that way. I take a hands-on, highly personalized approach with my out-of-state clients to make the process feel clear, organized, and actually enjoyable from start to finish. If you're able to visit, I always recommend an "exploratory day" where we tour a variety of neighborhoods, homes, and styles so you can get a real feel for what fits your lifestyle. If travel is limited, I've got you covered with detailed private video tours, honest insights, and consistent communication so you never feel like you're missing anything on the ground. My goal is to be your eyes, ears, and advocate here in Portland, helping you make confident decisions every step of the way.
Consultation
Every good home purchase starts with a conversation. A conversation about your situation, goals, and what you want out of the move. Especially with out of state clients I find this to be crucial! We will build a plan, whether you can make it to Portland for an in person meeting, or hop on a zoom call or phone call, this will be our time to build a foundation to make a smooth process throughout.
Tour Guide Day
One of my favorite parts of the process is the “tour guide” section. This is where we will spend a day, hit the town, and explore the city. Especially if you are moving here cross country, whether for work or other reasons not everybody is familiar with all the Portland neighborhoods and areas. This is a great time to tour a few homes, and start to get an idea of what areas you can see yourself living in.
The Search
Buying a home while living out of state can come with its challenges. The main one being you might not be able to fly here or drive here every time you see a house you like. My goal is always to be your boots on the ground during this process. When you see a house you like we can always tour via video chat, or I'm always happy to record a private video and send it to you on a private link.
Offer, Inspections, Closing
Once we find the perfect house, we will work on crafting a very intentional offer. After we go pending we will start the inspection process, and work towards a successful closing! Again my goal throughout the whole process is to be your local expert, boots on the ground, helping you every step of the way!

Traditional Listing Marketing
A strong foundation of traditional marketing is key. This includes professional photography, thoughtful listing copy, MLS exposure, agent outreach, and targeted marketing to ensure your home reaches the right audience. Every detail is intentional, designed to create maximum visibility and strong first impressions.
Social Media Marketing
Social media allows us to go beyond the traditional reach. Through high quality video, walk through tours, and strategic posting, your home is presented in a way that feels engaging and shareable. This helps generate additional exposure and often brings in buyers who may not have seen it otherwise.
Open Houses
Open houses are an opportunity to create energy and momentum around your home. I host them in a way that feels welcoming, intentional, and well prepared, giving buyers the space to experience the home while gathering real time feedback and interest.
Negotiation & Closing
Once offers come in, this is where strategy really matters. I'll help you evaluate each offer, not just on price but on terms, strength, and likelihood of closing. From negotiations to inspections and closing, I'll advocate on your behalf and manage the details so nothing catches you off guard.
