Get clear before we start looking.

We start with a conversation. Your goals, your timeline, what a monthly payment actually feels comfortable at, and how financing works for your situation. I'll walk you through the process end to end so nothing catches you off guard, answer whatever you're wondering about, and help you sort what you truly need from what would just be nice. Then we build a plan that fits you. A confused mind will always say no.

Find the right home. Not just a home.

The search gets intentional once we know what we're solving for. We look at location, light, layout, and whether there's anywhere to put your stuff. I read the disclosures closely, check PortlandMaps, and look into a property's history before you fall for it. I'll be honest about the tradeoffs in front of you, because every home has some. Paint is easy. Location is harder.

Protect Your Offer.

This is where the work shows. I'll find out what the seller actually cares about, read the competition honestly, and structure an offer that gives you a real shot without exposing you to risk you didn't agree to. Price, contingencies, timelines, and terms all get chosen on purpose. Then I advocate for you through negotiation. Price gets attention. Terms get accepted.

    Start with education

    Especially as a first-time buyer, the biggest thing is understanding how everything works before jumping in. We'll walk through the full process, what to expect at each step, and how to approach decisions so you feel confident, not rushed. My goal is that nothing catches you off guard.

    Work with a strong local lender and get pre-approved early

    A good local lender understands this market, communicates well, and structures your financing in a way that actually sets you up to win. Getting pre-approved early gives you a clear picture and real credibility when it's time to write an offer.

    Focus on your monthly payment, not the approval letter

    Your approval amount is not your budget. We'll look at the full monthly picture, not just price, so you're comfortable long-term. Nobody wants to own a home and feel stretched every single month because of it.

    Understand what can and cannot change

    Ask three questions about anything that bugs you: Can it be fixed? Can it be changed? Can I live with it? Finishes, paint, and layout tweaks are often solvable. Location, lot, and the street outside are not. Knowing the difference keeps you from passing on a good house or falling for the wrong one.
