Question 1

How much should I offer on a Portland home?

Accepted Answer

Start by separating three numbers: what your lender approves, the monthly payment you’re actually comfortable with, and your walk-away point. Decide them before the offer gets emotional. Then we’ll look at comparable sales, the home’s condition and the competition to shape an offer. Your loan specifics come from your lender.

Question 2

What makes an offer risky besides the price?

Accepted Answer

Inspection timing, appraisal exposure, financing terms, possession and deadlines all change who carries the risk if something goes sideways. We’ll look at the whole offer so you understand what you’re committing to before you sign.

Question 3

What happens if I waive a contingency?

Accepted Answer

The risk usually doesn’t disappear. More of it moves onto you. Before waiving anything, understand exactly which protection you’re giving up and whether that tradeoff is worth it. Your rights depend on the contract, so legal questions go to an attorney.

Question 4

Should I make a lowball offer?

Accepted Answer

Maybe. We’ll look at the asking price, comparable sales, time on the market and any competition before deciding whether a lower offer makes sense. It’s also worth asking your lender to compare a lower purchase price with a seller credit toward closing costs or a rate buydown. Those options can affect your cash at closing and monthly payment differently.

Question 5

Do I need to see a home in person if the photos look good?

Accepted Answer

I recommend it whenever possible. Photos don’t fully convey scale, flow, light or sound. A walkthrough can change your decision even when every photo is accurate. If you’re buying from out of state, we can discuss ways to take a closer look before you commit.

Question 6

When should I start preparing to sell?

Accepted Answer

Ideally, a few months before you want to list. Starting early gives you more choices about timing, repairs, presentation and price. If your timeline is shorter, we’ll focus on what matters most.

Question 7

Do I need to fix everything before I sell?

Accepted Answer

No. The goal isn’t to remodel. It’s to handle the items that make buyers hesitate and leave alone what won’t change the outcome. I’ll walk the home with you and help you decide where to put your time and money.

Question 8

Should an online estimate set my list price?

Accepted Answer

No. An online estimate is one data point. Your list price should reflect current comparable sales, your home’s condition and location, and how the market is responding right now.

Question 9

Is the highest offer always the best one?

Accepted Answer

Not always. Financing strength, contingencies, timelines and how likely that buyer is to actually close all matter. I’ll walk you through the tradeoffs so the choice is yours and it’s an informed one.

Question 10

Should I sell first or buy first?

Accepted Answer

It depends on your equity, financing, timing and comfort with uncertainty. Buying first may mean carrying two homes for a while. Selling first may mean arranging temporary housing. We’ll talk through the options with your lender before you commit to either move.

Question 11

What does a first meeting look like?

Accepted Answer

For sellers, it’s a Seller Roadmap Session at your home: free, no pitch, no commitment. For buyers, it’s coffee or a quick Zoom to walk through the process and your options. Either way, you don’t need to be ready yet.

Question 12

Should I talk to other agents before I choose?

Accepted Answer

Yes, please. If you’re selling, ask how they’d price, prepare and market your home. If you’re buying, ask how they’d help you evaluate homes and structure an offer. Either way, ask how they handle it when something goes sideways. The right fit should feel clear, not pressured.

Question 13

Do you only work in Montavilla?

Accepted Answer

No. Montavilla is home base, but I help buyers and sellers throughout the Portland metro.

Question 14

Will I work with you or a team?

Accepted Answer

With me, directly. A transaction coordinator in my office helps keep paperwork and deadlines on track.

Question 15

Do you help people moving to Portland from out of state?

Accepted Answer

Yes. I help buyers relocating to Portland narrow down neighborhoods, understand the buying process and plan their search around their travel and timing. Visit my Relocating page to learn more.
